Abstract

This study aims to analyze the feasibility of investment in the construction of Balinese Tropical Villa on Jalan Raya Padonan, Tibubeneng, North Kuta, Badung, Bali. The research method used is financial feasibility analysis. Financial analysis includes the calculation of Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), and Payback Period (PP). The results of the study indicate that this investment has a positive NPV, IRR that exceeds the discount rate, and PI more than one, which indicates that this project is financially feasible. Payback Period also shows a fairly fast return on investment. The results show that the calculation results of the Benefit Cost Ratio (BCR) method obtained a result of 1.3> 1, Net Present Value (NPV) is Rp. 14,769,515,989 (NPV> 0). Payback Period (PBP) From these calculations, it can be seen that the payback period is 12 years 5 months 28 days. Meanwhile, the Internal Rate of Return (IRR) is 10.52%, higher than the required interest rate of 5.50%. Therefore, based on the analysis, the investment in the construction of the Balinese Tropical Villa on Padonan Raya street, Tibubeneng, North Kuta, Badung, Bali, can be declared feasible.
