Abstract

This study aims to evaluate the investment feasibility of developing Villa Jona 2 in Nusa Penida from a financial aspect. The analysis methods used include Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), Annual Equivalent (AE), Break Even Point (BEP), and Discounted Payback Period (PBP). Data were obtained through observations, interviews, and documentation related to construction costs, annual operations, and income projections. The analysis results show that this investment project generates a positive NPV of Rp 1.248.341.647, an IRR of 14,617%, a BCR of 1.19, and a payback period (PBP) of 8,03 years. Sensitivity analysis shows that the project remains viable even with an increase in construction costs or a decrease in occupancy rates. Therefore, the development of Villa Jona 2 can be classified as a feasible and financially profitable investment in supporting tourism development in the Nusa Penida area.
