Abstract

Construction projects often face time delays, which lead to increased costs and decreased implementation efficiency. This study aims to analyze the acceleration of project execution duration and its impact on costs, using the Elio Villa Construction Project in North Kuta, Badung, Bali as a case study. The project was originally scheduled for completion in 442 days but experienced a delay of 2.71%. The method used is the Precedence Diagram Method (PDM), combined with a fast-track approach to reschedule project activities in parallel or overlapping sequences. This research adopts a quantitative descriptive approach using both primary and secondary data, such as the Bill of Quantity (BOQ), time schedules, and interview results. Project scheduling was conducted using Microsoft Project software to evaluate changes in duration and cost after acceleration. The analysis shows that the application of the fast-track method successfully reduced the project duration to 428 days—14 days shorter than the original schedule. Additionally, this acceleration resulted in a cost saving of IDR 30,936,410.26, reducing the project cost from IDR 14,280,000,000.00 to IDR 14,249,063,589.59. Therefore, the implementation of the PDM method combined with the fast-track approach proves to be effective in shortening the project duration while also reducing project costs. This strategy can be applied to similar future construction projects to improve time efficiency and cost-effectiveness.
