Abstract

This study aims to analyze cost and schedule performance of the Villa Elio Batubolong construction project using the Earned Value Management (EVM) method. Data applied include Planned Value (PV), Earned Value (EV), and Actual Cost (AC), which are further processed to obtain the Cost Performance Index (CPI), Schedule Performance Index (SPI), Estimate at Completion (EAC), and Estimate to Complete (ETC). The results indicate that the project experienced delays (SPI < 1) and cost overruns (CPI < 1). Moreover, the EAC value exceeded the initial planned budget, suggesting a potential cost deficit. These findings demonstrate that EVM provides a quantitative overview of cost and schedule deviations, and serves as a practical tool for managerial decision-making in construction project control.
