ANALISIS INVESTASI PROYEK PEMBANGUNAN “SVHALIVING VILLA”, DESA KALIASEM KABUPATEN BULELENG – BALI

Bali is one of the main tourist destinations in Indonesia with a strong appeal for both international and domestic visitors. The increasing number of tourist arrivals has led to higher demand for accommodations, including villas. One of the planned development projects is Svhaliving Villa, located in Kaliasem Village, Buleleng Regency, Bali. Its strategic location makes this project a promising investment opportunity; however, property investment still carries risks, and therefore a feasibility analysis is necessary before implementation. This study aims to assess the investment feasibility of developing Svhaliving Villa from a financial perspective. The analysis methods used include Net Present Value (NPV), Internal Rate of Return (IRR), Benefit Cost Ratio (BCR), and Break Even Point (BEP), complemented by a sensitivity analysis. The results indicate that the investment in Svhaliving Villa is financially feasible, with an NPV of IDR 4.552.682.999,13 (positive), BCR of 1.59 (> 1), IRR of 17.76% (> 9% interest rate), and a BEP in the 9th year, thereby confirming its financial viability. The sensitivity analysis further shows that the project remains feasible even with changes in costs or revenues up to 10%. In scenarios where costs increase by 10% or revenues decrease by 10%, the NPV remains positive and BCR > 1, thus confirming the investment’s feasibility.
