ANALISIS KELAYAKAN INVESTASI PEMBANGUNAN RUMAH KOST PULAU ADI DI JALAN PULAU ADI PEDUNGAN

This study aims to analyze the investment feasibility of the Pulau Adi boarding house construction project, located in Jalan Pulau Adi, Pedungan, Denpasar City. The research is conducted using a financial aspect approach through the analysis methods of Net Present Value (NPV), Internal Rate of Return (IRR), and Benefit Cost Ratio (BCR). Data were obtained through observation, interviews, and field documentation, and calculations were carried out based on a 20-year projection with a discount rate of 6% per annum. The results of the analysis show a positive NPV of IDR 2,988,789,633 (NPV > 0), an IRR of 14.39% (IRR > MARR 6%), and a BCR of 1.773 (BCR > 1). The Break Even Point (BEP) is reached in the 10th year, assuming an average occupancy rate of 75%. Based on these financial indicators, the Pulau Adi boarding house construction project is considered feasible and has the potential to generate significant long-term profits.
