Abstract

Construction projects often face challenges in the form of nonconformities in work results against technical specifications, which lead to increased costs and extended completion time. This study aims to identify nonconforming work items, analyze their cost and time impacts, and determine the contributing factors to these nonconformities in the Mock-Up Construction Project of the Mandarin Oriental Resort Hotel. The method used is descriptive quantitative, with data collected through field observations, interviews, and surveys. The findings show that nonconformities occurred in structural works, specifically honeycombing in the retaining wall elements and the first-floor columns. The total additional cost due to repair works amounted to IDR 625,554.55 or 0.03% of the total cost of structure works, which was IDR 2,157,380,680. The repair required 3 days, equivalent to 1.095% of the total project duration of 274 days. The main factors causing the nonconformities included non-watertight formwork, suboptimal use of vibrators, limited supporting equipment, and site conditions that were difficult to access. The results of this study are expected to serve as a reference for reducing the risk of work nonconformities in similar construction projects in the future.
