Abstract

This study analyzes the investment feasibility of the Villa Jenna Bisma Ubud project. This type of research is quantitative. This study utilizes primary and secondary data obtained through direct surveys, observations, interviews, and documentation related to costs, income, and other important assumptions. The data analysis technique used is based on market aspects using the Trend Linear method and financial aspects using the Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), and Payback Period (PBP) methods. The evaluation results show that this investment is feasible in terms of the market which shows a positive trend in tourist visits and room occupancy rates and financially with a positive NPV value of Rp. 1.660.583.264,75, a BCR of 1.09 which indicates that investment benefits are greater than costs, and an IRR of 19.25% which exceeds the MARR of 5%, indicating a profitable rate of return on investment. In addition, the PBP of 12 years 22 days is faster than the project's 20-year life, indicating an optimal return on investment in a relatively short time. This study provides a comprehensive overview that supports investment decisions for the Villa Jenna Bisma Ubud project and serves as an important reference for planning and managing similar projects in the future.
