In large-scale construction projects, lightweight bricks are often chosen as wall materials because they are lighter than red bricks, resulting in a smaller structural load. They are also waterproof, fire-resistant, and have good durability, so in the event of an earthquake, they are less likely to collapse than red bricks. In the Villa Kong Escande Pecatu construction project, lightweight bricks were used as the base material for the walls. The objective of this study is to compare and analyse the percentage difference in structural costs between using lightweight bricks and red bricks as wall materials. This study is a quantitative descriptive study comparing the existing Bill of Quantities (BoQ) with the BoQ after calculations. The primary data used includes building material prices and labour rates. The primary data consists of Design Drawings and the Bill of Quantities (BoQ). Data analysis was performed using modelling and structural analysis with SAP2000, calculating the volume of lightweight bricks based on the structural analysis results, and then calculating the implementation costs. The results of the study show that the implementation cost of the lightweight brick wall structure is Rp. 706,192,908.75, while using red brick walls is Rp. 742.426.580,93, with a cost difference of Rp. 36.233.672,18 more expensive compared to using lightweight brick walls. The cost percentage of red bricks is 5.131% higher than that of lightweight bricks.
