IMPLEMENTASI VALUE ENGINEERING UNTUK OPTIMALISASI BIAYA DAN WAKTU PELAKSANAAN PADA PEKERJAAN ARSITEKTUR (Studi Kasus: Proyek Pembangunan Gedung Ruang Kelas Baru SMP N 3 Kuta, Badung, Bali)
Abstract
The development of the construction sector in Indonesia is increasingly gaining attention, particularly in its implementation, which often faces challenges such as cost overruns. One example is the Construction Project of the New Classroom Building at SMP N 3 Kuta, Badung, Bali. To minimize potential losses, a Construction Management study was conducted using the Value Engineering method. This approach aims to find the best alternatives in architectural work items that have a high potential for cost inefficiency, without reducing the function and quality of the building, so that the budget can be used more efficiently.
This study applies Value Engineering through five stages: information, creative, analysis, development, and recommendation. In the creative stage, material substitutions were made for five architectural work items, namely screed work, wall finishing, ceiling, and window/door frames. The analysis results showed that Alternative III was the best choice, with the main priority being cost savings, reaching Rp 257,101,525.74 or 29.51% of the total existing cost of Rp 871,286,742.22. In addition, the project duration was shortened from 75 days to 69 days. Therefore, Alternative III is deemed feasible to propose as a replacement for the original design.
