OPTIMALISASI CASH FLOW MELALUI PENGENDALIAN SUMBER DAYA PROYEK PADA PEMBANGUNAN REHABILITASI GEDUNG AULA SMP NEGERI 2 DENPASAR

Cash flow management is one of the crucial aspects in the successful implementation of construction projects. An imbalance in cash flow can disrupt the smooth execution of work and even lead to delays. This study was conducted on the Rehabilitation Project of the SMP Negeri 2 Denpasar Auditorium Building with the aim of calculating the Implementation Budget Plan (RAP), developing a cash flow based on payment system simulations, and analyzing the most effective simulation for maintaining cash flow stability. The RAP value of the project is IDRĀ 972,009,436.00. Five payment simulation scenarios were created based on variations in the timing of material and labor payments, all using the Monthly Certificate (MC) payment system with a 30% advance payment from the total cost. The analysis was carried out by comparing cash flow stability, loan requirements, and monthly expenditure patterns. The results show that Simulation 2, which applies a payment method based on the progress in the time schedule, is the most optimal method as it has a balanced expenditure distribution, avoids large cost spikes at the beginning of the project, and requires relatively low working capital loans compared to other simulations. Therefore, Simulation 2 is recommended as an effective payment strategy to maintain financial stability of the project and minimize the risk of delays due to funding constraints.
