Abstract

The investment feasibility study for the construction of the Puri Wos Wadon Ubud Apartment was carried out to assess the size of investment needs and potential project profits in the strategic area of Ubud, Bali. The development of vertical housing is considered as a solution to land limitations and the increasing demand for commercial value properties and long-term housing. This study aims to analyze the financial feasibility of the project based on economic indicators such as NPV, BCR, IRR, and BEP, as well as examine the sensitivity to changes in key variables. The method used is a case study with a quantitative descriptive approach, through cash flow projections over five years. All units are assumed to be sold in the period, with a financing scheme in the form of a bank loan with 12% interest per annum, as well as taking into account annual project costs and the impact of inflation. The results show that the project requires an investment of IDR 36,177,837,500.00 and is feasible to be implemented with an NPV value of IDR 6,554,703,216.89, BCR of 1.16, IRR of 18.79%, and BEP achieved in the year of 3.09. Sensitivity analysis was conducted on two main variables, namely changes in project costs and benefits, which showed that value shifts in both components directly affected financial feasibility indicators. Therefore, an adaptive financial planning strategy is needed to keep the project profitable in various scenarios.
