Abstract

Villa Serenity is a villa building that encountered obstacles during its construction phase, resulting in project termination and the building remaining unused. This condition creates the need for an evaluation of the existing structure to assess its feasibility and to formulate a redesign plan that meets strength and safety standards. This study aims to analyze the existing condition of structural elements, evaluate the adequacy of cross-sectional dimensions, concrete strength, and reinforcement steel quality against the design loads, as well as determine the required reinforcement area and construction cost estimation. Primary data were obtained from measurements of structural element dimensions (beams, columns, and slabs) and concrete strength testing using a hammer test, while secondary data included tensile testing of reinforcement steel in the laboratory and the AHSP Gianyar Region for preparing the Bill of Quantities (BoQ). Structural analysis was conducted using SAP2000, with loading based on SNI 1727:2020 and PPIUG 1983, and reinforcement design following SNI 2847:2019. The results show that the existing concrete strength is 17.5 MPa, deformed bar steel has fy = 400 MPa, and plain bar steel has fy = 240 MPa. Several structural elements do not meet the required strength capacity under the design loads, necessitating adjustments to cross-sectional dimensions. The required flexural and shear reinforcement areas vary across borepiles, pilecaps, beams, and columns. The final design was presented in structural drawings, serving as the basis for calculating work volumes and preparing the BoQ, with a total construction cost of structural elements amounting to IDR 2,746,612,000.
