Abstract

Construction management plays an important role in controlling cost, quality, and time so that projects run efficiently. Cost efficiency can be achieved by applying value engineering. Value engineering is carried out through the selection of alternatives while maintaining function and quality. In the construction of Villa LEA 2, Tabanan has a structural design with a large cost weight, so it has the potential to carry out value engineering. The application of value engineering aims to identify potential work items, analyze design alternatives, and calculate cost efficiency. Value engineering analysis uses a quantitative descriptive approach, with four phases of work plans including information, creative, analysis, and recommendation stages. The analysis stage uses the paired comparison method to determine the best priority. The results of the study show that potential work items are floor plates, beams, borepile foundations, columns, pilecaps, and retaining walls, with the main focus on beams and columns. The most effective alternative is alternative III, namely 30/75 beams with 9D19 and 9D16 reinforcement, 30/55 columns with 10D22 reinforcement, 5/7 kaso formwork and 9 mm plywood, as well as casting methods using mixed site concrete. The analysis resulted in a cost efficiency of Rp. 45,064,924.17 or 27.80% of the existing cost of Rp. 162,111,048.00.
