PENGARUH KETERLAMBATAN WAKTU PELAKSANAAN TERHADAP BIAYA PEKERJAAN

This research aims to analyze the impact of implementation delays on work costs in the Hilton Garden Inn Extension construction project, Nusa Dua. Project delays are considered one of the most critical issues in construction management as they directly affect cost escalation, quality, and client satisfaction. The study employs the Earned Value Management (EVM) method with a quantitative descriptive approach. Data were collected from project documents, field observations, and interviews with the contractor. The analysis was conducted by calculating performance indicators such as Planned Value (PV), Earned Value (EV), Actual Cost (AC), Schedule Performance Index (SPI), and Cost Performance Index (CPI). The findings reveal that the project experienced a 61-day delay from the initial 150-day schedule, extending the total duration to 211 days. The main causes of the delay include design changes (variation orders), delays in material procurement, and late payments. The SPI values were consistently below 1, indicating poor time performance. Consequently, the project cost increased by Rp 866,120,165, equivalent to 9.7% of the original contract value. The additional costs consisted of direct expenses, project overhead, and unforeseen costs due to the extended duration. The study recommends implementing realistic scheduling, strict material control, and intensive coordination among stakeholders to minimize future risks of delay.
