ANALISIS KELAYAKAN FINANSIAL PADA INVESTASI UMADHATU RESORT DI DESA MEGATI, KECAMATAN SELEMADEG, KABUPATEN TABANAN

Abstract

Investments generally require considerable funds and a long period of return so it is necessary
to conduct a feasibility analysis to project whether the investment is profitable or not, where the feasibility
analysis usually involves the calculation of financial feasibility parameters. In this study, the investment is
the construction of Umadhatu Resort located in Megati Village, East Selemadeg District, Tabanan
Regency. The research design used in this research is quantitative descriptive. Data collection using
observation and interview methods. The data required are the costs incurred and the benefits obtained.
From these data, the feasibility of investment can be analyzed in terms of financial aspects such as Net
Present Value, Internal Rate of Return, Benefit Cost Ratio, Discounted Payback Period, Break Event Point,
and sensitivity analysis. The results of this study obtained an NPV calculation of Rp11,499,949,104, BCR
obtained a result of Rp1.27%, IRR obtained a result of Rp28,22%. From the DPP calculation, BEP occurs
in 7 years and 5 months. The results of the sensitivity analysis with changes in the parameters of the
percentage increase and decrease in costs and benefits by 10%, 15%, and 20% meet NPV> 0 and BCR>
1. From the results of the study, it can be declared feasible because it meets the indicators of investment
feasibility.
