Abstract

Indonesia is currently aggressively implementing development in all sectors in order to realize a strong and stable economic sector so as to develop the national economy. Investment projects in general will require considerable funds and will affect the company in a fairly long period of time, so an investment analysis is needed to determine the level of profit and the feasibility of the investment. As for this research, the author chose the Lovina area because in this area housing development is mushrooming, from this reason whether investment in the Lovina area is feasible so that there is rampant development in this area. This study analyzes the feasibility of investment from a financial aspect by considering the indicators of Net Present Value (NPV), Internal Rate of Return (IRR), and Benefit Cost Ratio (BCR) and knowing the time needed to return capital with the Discounted Payback Period (PBP) method, and sensitivity analysis. From the results of investment analysis with NPV, BCR, and IRR indicators, it can be concluded that the investment in Taman Wira Lovina Housing, Buleleng is feasible with an NPV value of Rp 105,038,999.23> 0, a BCR value of 1.019 ≥ 1, the IRR value obtained is 9.138%> MARR which is 8%. Break Event Point in year 3. While the results of the sensitivity analysis obtained that this housing is still feasible in the state of costs up 10%, the benefits remain and declared not feasible in the state of fixed costs, benefits down 10% and costs up 10%, benefits down 10%.
