Abstract

Cost, quality, and time control are integral to effective project management. This approach aligns with the project's goals and objectives. This research aims to identify the impact of the implementation methods and time on the project. In this case, the implementation method used can determine the costs that will be incurred through financial control and cash flow planning during the implementation of the project.

This research used a quantitative descriptive design to provide an overview of the Villa Maharaja Pererenan construction project's conditions. The research obtained information on time and costs based on the implementation method used to achieve profits from cash flow.

The implementation of reinforced concrete structural work using conventional methods takes 180 calendar days to complete. However, the combination method between precast and conventional achieves the completion in 154 calendar days. Using this combination method, the completion time is 26 days faster than conventional method. The research results show that financial control and cash flow planning by implementing the conventional method with the termyn payment method resulted in a profit of Rp211,009,151 or 12.64%. In contrast, the combination method resulted in a profit of Rp87.609.604 or 3.89%
