Abstract

Bali Island is an attractive island for tourists. Tourist visits to Bali continue to increase, so the need for accommodation such as lodging or villas is also increasing. One of the villas to be built is Villa Maharaja, this villa is located in Pererenan Village, Mengwi, Badung, Bali. Villa Maharaja is located in a strategic location, so the investment in the construction of this villa is quite promising. Property investment such as villas is a risky decision, therefore it is necessary to do a feasibility analysis before making an investment. This study aims to determine the feasibility of investing in the construction of Villa Maharaja Pererenan, which is assessed from a financial aspect. The methods used are the Net Present Value (NPV) method, the Internal Rate of Return (IRR) method, the Benefit Cost Ratio (BCR) method and the Payback Period (PBP) method. In addition, a sensitivity analysis was also carried out. From the calculations made, the investment in the construction of Villa Maharaja is feasible from a financial aspect. In this study, the NPV = 9,237,033,047, BCR = 1.02, IRR = 8.53% and PBP occurred in the 16th year. From the results of the sensitivity analysis, this investment will not be feasible when costs increase by more than 26.11% with fixed benefits, benefits decrease by more than 20.72% with fixed costs, and costs increase accompanied by benefits that fall by more than 11.55%
